You can generally get pre approved on the same day that you contact your local lender. Local lenders are always recommended. Out of state lenders can be unaware of local rules and regulations causing delays in closing time.
You will need a pre approval letter to accompany any offer made.
It is not required but it is highly recommended to pay a processional home inspector to avoid finding damage or deferred maintenance that is not seen when just looking through the home or business listed for sale. It is also recommended to have specialized inspectors brought in for Sea Wall inspections, Mold inspections and pool inspections that are beyond the scope of the normal home inspector.
Some buyers elect to get a simple inspection known as a 4 point. This is where they only check the 4 major components of the home. AC, Roof, plumbing and electrical.
